Latest Market Trends for Arlington Virginia Mortgages and Appraisals
Being a real estate blogger I'm on the front end of the market on many fronts. Telling people towards end of 2005 to NOT BUY ANY new construction Arlington condos was an example as well as my warning that prices would fall big time in North Springfield real estate due to a 40% swell in inventory a couple years ago. When you blog about the local Northern Virginia real estate market and Arlington you have to stay on top of things. Not to mention the JustNewListings.com team has about 6 homes under contract right now so we've got our pulse on the market more so than other realtors.
I've seen a lot of low appraisals this year and a lot of late appraisals as of the last few weeks. My…

The Latest Examples of Floaters Losing Their Shirts...and Pants
A Couple of Arlington Condo Floater Stories Hit Home
I've written about Virginia real estate floaters in the past. They go out on their own and buy real estate directly from the builder or through the listing agent instead of having an excellent real estate consultant on their side to protect them financially, negotiate the price down and help them avoid big mistakes. That's the job of a selling agent which is the technical name of the buyer agent. We don't sell real estate--at least the good ones don't. We consult and advise our clients--hopefully with the same care and analysis we'd offer to our own mothers. At least that is the standard I use.

Update on Virginia Short Sales--Good, Bad & Ugly Curveballz!
Quick History of Short Sales in Northern Virginia
When I first wrote about Northern Virginia short sales October 2007 (scroll to bottom of article for bulleted advice) they truly were the wild wild west of real estate. I mean seriously there were no rules and the best advice was run like heck away from any and every short sale. The norm was a desperate seller looking for a guinea pig contract to take to their bank and bef for mercy asking the bank to accept less than the balance on the mortgage note. The bank would take 4-12 weeks to respond to the contract on the table while the buyer hung in limbo so they could almost always receive a resounding "No!" from the bank. So the…

The Disappearing Arlington Condo Views in Ballston & Clarendon

Disappearing Views for Top Arlington Condos in Clarendon & Ballston
I just went under contract on a 2/2 1150 sq ft condo on the 16th floor in Continental condo in Arlington VA. One of the issues was the soon to be constructed retail/office buildings across the street. How high would they be--2 office buildings replacing the Bob Peck Chevrolet & Staples buildings? Would the buyer's view be obstructed? We encountered same question at Station Square condo for sale as well with several new buildings well under way so that many units there were also losing their views. These are the types of questions you want to get your own answers for--that is for sure.

President Obama yesterday announced his plan to prevent home foreclosures, saying he wanted to be "very clear about what this plan will not do: It will not rescue the unscrupulous or irresponsible by throwing good taxpayer money after bad loans . . . And it will not reward folks who bought homes they knew from the beginning they would never be able to afford."

"We really do wish he were right. In fact, the details released yesterday suggest the President's plan will do all of the above. The plan will…
1800 Wilson Condo Bomb Hits Arlington VA Real Estate
Thursday, February 12th, 2009 at 3:42pm. 25312 Views, 71 Comments.
(NOTE--THIS POST WAS REALLY FROM MARCH 2007 SO YOU CAN SKIP IT UNLESS YOU WANT A GOOD LOOK AT THE BUILDING) Sorry about that--the transition to the new website/blog has had a few hiccups.
A bomb of sorts just hit the orange line Arlington VA condo market. It's called 1800 WILSON condominium. Many owners just lost $25,000+ instantly....The good news it's somewhat temporary and only affects knowledgeable buyers so that leaves a LOT of buyers left for you to sell your condo at the price you had been thinking. For those buyers "in the know", they will not pay the same for your orange line condo for awhile. Why? Because 1800 WILSON condominium just delivered with 25 more units to sell. Probably many of those are from freaked out investors who backed…
Investor Alert for Positive Cash Flow on Arlington Condo Investment Property

Investor Alert for Arlington Condo Investment Property
Occassionally I stumble across listings that strike me as compelling investment opportunities or good deals for buyers looking for primary residence. So I've decided to add a category to this blog on just that "Investor Alert / Deal of Week" for occassionally putting these compelling properties out there for you.
So you see this is a compelling gaze at investors to say what are you going to do about it this opportunity. When I flickered "compelling" I got that and selected it over this for obvious reasons.
There is a difference between a compelling gaze and a pshycho gaze you see when it comes to real estate investments....And with the new site I might make it possible to subscribe to an…
Northern Virginia Real Estate--Industry Trends
Friday, January 30th, 2009 at 9:42am. 2586 Views, 2 Comments.
BusinessWeek.com reports a looming shift of $1.8 billion in advertisting away from newspapers towards the internet in the next few years. For the next 1-2 years papers shouldn't be hit too hard as the extra inventory gets sold off as investors got out of the market recently by throwing their homes up for sale. Also extra inventory was due to many worrying the value of their home was about to plummet so they put them on the market earlier than they would have. So why this profound change in the industry? Well the most recent poll in January by Realtor.com showed that now 77% of purchasers start their home buying process online--not by picking up the local paper to look for pictures of homes in the newspaper. The article continues, "Indeed, the Net…
How to Sell an Arlington Virginia Condo in VA....

How to Sell an Arlington VA Condo:
So what's the best way to sell a condo in Arlington Virginia real estate? I think it's pretty simple to figure out. Pretend you're going to buy a condo in Arlington VA. Then make sure your condo is found when using the methods for searching for a home employed by buyers in the 21st century.Don't get stuck on the idea of photos of your home in the newspaper that make you feel so special, "Look, mom, that's my home in the Arlington Sun Gazette! Aren't you proud of me, dad? I'm important now everybody...."

So who is looking in the Sun Gazette (insert your local community newspaper) to do their home searches? Probably not the buyers. But I'm sure other sellers are there looking at their pretty homes. …
