Being a real estate blogger I'm on the front end of the market on many fronts.  Telling people towards end of 2005 to NOT BUY ANY new construction Arlington condos was an example as well as my warning that prices would fall big time in North Springfield real estate due to a 40% swell in inventory a couple years ago.  When you blog about the local Northern Virginia real estate market and Arlington you have to stay on top of things.  Not to mention the JustNewListings.com team has about 6 homes under contract right now so we've got our pulse on the market more so than other realtors.

A Couple of Arlington Condo Floater Stories Hit Home

I've written about Virginia real estate floaters in the past.  They go out on their own and buy real estate directly from the builder or through the listing agent instead of having an excellent real estate consultant on their side to protect them financially, negotiate the price down and help them avoid big mistakes.   That's the job of a selling agent which is the technical name of the buyer agent. We don't sell real estate--at least the good ones don't.  We consult and advise our clients--hopefully with the same care and analysis we'd offer to our own mothers.  At least that is the standard I use.

Disappearing Views for Top Arlington Condos in Clarendon & Ballston

I just went under contract on a 2/2 1150 sq ft condo on the 16th floor in Continental condo in Arlington VA.  One of the issues was the soon to be constructed retail/office buildings across the street.  How high would they be--2 office buildings replacing the Bob Peck Chevrolet & Staples buildings?  Would the buyer's view be obstructed?  We encountered same question at Station Square condo for sale as well with several new buildings well under way so that many units there were also losing their views. These are the types of questions you want to get your own answers for--that is for sure.

BusinessWeek.com reports a looming shift of $1.8 billion in advertisting away from newspapers towards the internet in the next few years. For the next 1-2 years papers shouldn't be hit too hard as the extra inventory gets sold off as investors got out of the market recently by throwing their homes up for sale. Also extra inventory was due to many worrying the value of their home was about to plummet so they put them on the market earlier than they would have. So why this profound change in the industry? So what's the best way to sell a condo in Arlington Virginia real estate?  I think it's pretty simple to figure out.  Pretend you're going to buy a condo in Arlington VA.  Then make sure your condo is found when using the methods for searching for a home employed by buyers in the 21st century. 

Don't get stuck on the idea of photos of your home in the newspaper that make you feel so special, "Look, mom, that's my home in the Arlington Sun Gazette!  Aren't you proud of me, dad?  I'm important now everybody...."
