Often the best Arlington condos for sale in Clarendon are going to get multiple offers the first week.  Does your agent have the instincts to know it when showing you the home? Does the agent know how to win most of the time against competing offers?  Does he or she have the authority in Arlington Virginia real estate to crush the competition?

Does your agent know how to win against competing offers? So, often in Arlington real estate even two weeks after a home has been on the market or two months for that matter you have two or three competing offers.

No, the best agents have done so many contracts and competed against other contracts so many times they can win the majority at the time against competing offers. They know how to work the contract, they know how to work the agent on the other side, agent to agent relations and realtor talk that goes on. It’s a big deal and they pulses on the thing, their fingers are on the positive market, they know exactly what that home is worth, they know that if you go up to this price here, you have an 80 percent chance of winning, you have to still going to be contingent on the appraisal, so you’re say, you know, they got many tricks out there still to help you be out competing offers. And agents who are just doing six or ten transactions in a year and really never been doing more than that, there is no way they can win agents like me or some of the other top agents in your market place wherever that might be.

Developing a relationship with the listing agent is so important in getting an offer accepted. Some buyer's agents don't even call back to check up on an offer once they send it in, or do so way late in the game. Too bad for them and their buyers.
