Highview Park Townhouses Hit Market in Arlington Virginia Real Estate Yorktown High School District

New Luxury Highview ParkTownhouses Hit North Arlington VA Market in Yorktown High School District

A new Arlington Virginia townhouse for sale community called Highview Park townhouse at 2026 Culpeper N just hit the market in North Arlington in the Yorktown High School district homes for sale.  At 1st I thought this was on the east side of Glebe directly north of Ballston Mall and metro.  I was thinking this is crazy and a bomb on the market where the builder is underselling resales in the area because he can.  This happened at 1800 Wilson condo 3 years ago when everything else was on the market for $385,000 they hit the Clarendon real estate for sale market for $350,000.  That post on 1800 wilson has been viewed 22,000 times since....

  As you can see the end units come with 2 car garages, large decks for townhouses and other standard features for new construction Arlington VA townhouses. 

Yorktown High School District Home for Sale Townhouse HighView Park

The aspect of this new development that makes it newsworthy are the following:

1. good square footage of 3000 sq ft for under $700,000 in North Arlington
2. new
3. they are in the coveted Yorktown High school district which makes it a great value for those who have living in this district a priority.   

These 3 factors make this an awesome find for certain buyers to the nTH degree.  Normally for this price in North Arlington you get 3 foot closets ina 3BR 2BA center hall colonial--haha.  You see here is what you usually get for this price and were generally talking about 1500-1800 sq ft.

And here is what is going on the market in this zip code for condos/townhouses.  The chart says "condo" but that category with this market data collection includes townhouses.

So is that a good thing or do you see it as displacing lower income and a negative? To me it's positive and anybody "displaced" is by their own consent in most cases--at least in terms of selling their property to developer. Or if they were renting, it's not their fault or the landlord's fault if the market increases the values so that they sell to a builder.

I'm sure these are more attractive to most everybody around that what was probably there before.

Developers have been nipping at the edges of the Hill for years, and have barely made a dent, so a potential buyer shouldn't be expecting the neighborhood to turn quickly, or even in the next five years. That doesn't mean it's a bad deal, just that it should be factored in to the equation.
