Occassionally I stumble across listings that strike me as compelling investment opportunities or good deals for buyers looking for primary residence. So I've decided to add a category to this blog on just that "Investor Alert / Deal of Week" for occassionally putting these compelling properties out there for you.
So you see this is a compelling gaze at investors to say what are you going to do about it this opportunity. When I flickered "compelling" I got that and selected it over this for obvious reasons.
There is a difference between a compelling gaze and a pshycho gaze you see when it comes to real estate investments....And with the new site I might make it possible to subscribe to an individual categories by RSS versus the whole blog. We'll see.

This "approved short sale" is listed for $85,000. And for those of you unawares, most short sales could be called shift sales and are seen by many as fake listings. For more on that see the tags below and link to a fellow real estate blogger, Frankster. So you put down $20,000 and have a mortgage of $65,000 with this scenario:
The monthly payment plus high condo fee of $370 = $820/month. The last 3 of these have rented for $1000-1100. The last foreclosure closed for $107,000 and the last regular sale closed around $170,000. So you Northern Virginia investment property seekers get a home with equity and positive cash flow from the beginning.
Lamenting Missed Opportunities for Arlington Investment Properties in Virginia
Seeing these opportunites regularly and not being in a position yet to snap them up drives me crazy##!#@! Too much going on my end with a growing family of 4 kids, taxes and a move up home to really get into investing. I've already got 2 land mortgages on my head that are down in Wilmington, NC before our plans changed. But someday I'd like 5 investment properties and I'd encourage you all to think about Arlington real estate--or whereever in Northern VA or Washington DC investment properties--as a long term investment to be an important part of your financial portfolio.
This home should get under contract pretty quickly...as fast as a bee's wings buzzing off into the capitalist blue yonder.
