Top 12 Condos on the Orange Line Metro in Arlington VA

Have you ever tried to come up with a top 5, top 10 or top 25 list?  It's brutal!#!#!@!  It will drive you crazy   I can assure you.  Once you have your picks for whatever list you are constructing you then have to rank them and you go through through the mental triathlon again.  At the end of each year it seems like lots of lists come out that use the formula "Top 10 Xs of 2007" or the "Funniest Yx of 2007" or the "Worst 10 Zs of 2007".  And once in awhile you hear about the "Greatest 100 Rock 'n' Roll Songs of All Time".  Whoever has time to rank those 100 songs must have a boring life to say the least.  I can hardly rank my top 5 movies.

I'm finding so little time to blog anymore so that I'm going to break this into 2 posts.   The top 6 newer condos on the orange line and the top 6 older condos on the orange line corridor.  The benefit of the older buildings is the same locations but for much less money

Before elaborating on my top 12 condos in the Clarendon, Courthouse & Ballston areas I do want to point out a couple of real estate truths.  There are good condos all over Arlington.  There are good condos on the orange line and good condos on Columbia Pike and in Pentagon City.  I know the orange line corridor best and most people contact me interested in buying a home (I'm a realtor) in the Clarendon area.  So this list is not to steer anybody to this area, but merely to inform those already interested in living on the orange line....What's pathetic is that I even need to mention that in our litigious society.  Enough said let the games begin!

    This is exactly what I'm talking about.  Odyssey was my favorite condo, and then I switched to Station Square.  Now I've changed back to Odyssey.  Let me explain.

    1. Odyssey Condo

    The Odyssey is my favorite condo on the orange for several reasons.  It's a cool looking building and has modern features.  The flooring--I wish I had photos or an exact description--in the lobby of the building and in many of the bathrooms is this slick looking grey stone.  Many units have floor to ceiling windows with Mechoshade window treatments and Viking ovens.

    The amenities at Odyssey condo are the best that I've ever seen in Arlington.  There is a rooftop pool and deck that is quite large with panoramic views of DC metro and dead on views of the monuments.  And the exercise room overlooks the National Cathedral from the 17th floor.  The cardio machines have their own TVs and the views while working out are spectacular.  The building is just so classy and modern!  2001 15th St N odyssey condo

    2. Residences at Station Square (aka Station Square)

    The Residences at Station Square has the supreme location of being a block away from the Clarendon Metro.  It has 3 buildings so each building feels exclusive as there are not that many units in any of them compared to other condos.  The amenities are great with a 2 level waterfall type of pool that is relaxing to listen to.  I've even seen one person swimming laps against the built in jet that pushes water over the edge into the lower pool.  The exercise & community rooms are also superb.  It is surrounded by restaurants, etc. as are several of my picks.   The members have a discount membership at Gold's Gym in the main building for just $29/month.

    3. Clarendon 1021

    Clarendon 1021 represents the peak of the frenzied condo market back in 2005.  There were hundreds and hundreds of people lined up to get into the first information meetings to get spots on the sales lists.  There have been several foreclosures in the building this year which is sad.  The condo is also megaconvenient within 2 blocks of the Clarendon metro and nightlife.  It also has a nice rooftop pool that is not as nice or large as the Odyssey condo.  The exercise room is large with great equipment but is on the basement level so it's not as inspiring as the top floor fitness center of Odyssey.  The concierge is 24 hours I believe as it may be at Odyssey.  A resident will have to tell us in the comments section. 

    My negative on the building is that is feels dormy sometimes, and there are a lot of investors in the building who are renting out their units. Address is 1021 N Garfield St.

    4. Continental

    The Continental at Ballston [community site] was one of the earlier (2003) condos that helped kick off the new construction multiple offer phase of our marketplace.  Representing buyers for those years was challenging to say the least.  The reason being you were always competing against several other offers.  So you had to write a ton of contracts since often people wouldn't take the advice you gave them.  After losing a contract or two the client would get a clue that I knew what I was talking about when I said the value of a home was 37,000 higher than the list price which was a cruel trick played on us all by aggressive listing agents.  Of course I did the same thing when I was representing sellers.

    The Continental is a classy building.  It goes up 20+ floors and also boasts a rooftop pool with panoramic views of the area.  Many units due to the location of the building have unobstructed balcony views for miles and miles.   There is also a concierge service for much of the day.  The building seems very solid and it is so convenient to the Ballston metro.  That's one of its main selling points, but being right next to the Ballston Mall with restaurants such as Chevy's, Macaroni Grill, etc. and a movie theater is a huge plus.  It's also one block to highway 66 and just a few minutes to drive down to Clarendon & Courthouse.  The Continental is a great building.  And it costs less for a great building with good amenities than similar in Clarendon.  Address is 851 N Glebe Rd.

    5. 1800 Wilson

    When I got word of the 1800 Wilson condo I immediately wrote an article on it that has been viewed 7500 times: 1800 Wilson Condo Bomb Hits Arlington VA Real Estate.  As you can imagine it received lots of comments/attention.  The main point it made was that it was a great condo that was being offered at prices lower than most of the surrounding recently constructed condos even though it was brand new.  This shook up the marketplace and others had to bring prices down.

    The building is 2 or 3 extra blocks out from metros and restaurants compared with others on the list.  But it is also a smaller building that feels more private.  The courtyard has been planted with trees and what not that will make it a peaceful place to unwind after work.  And for now the center of the courtyard is going to be used a fire pit during the colder months.  Who doesn't like looking at a fire to relax--practically hypnotizing. That sounds pretty corny, eh?  But it works for me.

    Unlike other buildings such as Park at Courthouse which keeps postponing delivery and will be followed by the Vista at Courthouse across the street in 2008, the 1800 Wilson condo is sold out except for maybe a couple of their largest models.  Even those may be sold now...not sure at time of this post.  The point is that it is a delivered building with almost no units left.  The value is established and less expensive than other new buildings while maintaining a great ambiance and lots of class.

    6. The Hartford (condo)

    The Hartford Condominium at 1200 N Hartford is the closest to the metro of all.  You can practically do a long jump and land on the Clarendon Metro.

    The Hartford is very classy--I know I'm overusing that word.  Send me some synonyms in the comments section.  As soon as you step in you know it's quality construction.  Many units have floor to ceiling windows and the building seemed to lead the way with that trend.  It adjoins a dog park on one side and is steps to restaurants and nightlife.  A controversial building is being across the street that involves some sort of a mixed use building with some units for low income housing.  It's either going to  be built into or on top of the church or the church is being razed for a new building.  I'm sure you visit the neighborhood you'll see some signs about it so you can google it for more info.  It was/is definitely controversial to the current residents in the single family home side of the neighborhood.  I believe the building is going to be higher than the church by several stories and that is ruffling feathers.

    One thing I've noticed is that many units there are overpriced when their time comes for resale.  They last one netted $520,000 but there are 2 listings there for $549,000 and $589,000.  Go figure.  2005 was the year The Hartford was built which was the peak of the market.  Perhaps some owners are upside down depending on when they purchased.  It's a great building though, but the amenities are limited.  Of course you're right next to almost anything you could ever want except for a pool.

    I was underwhelmed with 1800 Wilson. The firepit is nice, but the price doesn't accurately reflect that there is no pool, no 24 desk attendant and fairly far from the metro. My other big concern is if you buy on the side that is smack up against the Exxon station. That gas station is ripe for being torn down. Another building could be built practically on top of 1800 and completely block and light or view from that side of the building.

    Good points, TravelGirlDC. Many people don't need a pool though, and I believe there is a desk person there until 11pm. Will have to confirm. To me that's better than 24 hours as the hours 8pm through 6am are a waste of my condo fee dollars....

    It sounds like you've viewed a lot of these. Do you have a favorites list to share? Please...... It'll make for great convo for others to jump in on.

    Since you asked. I have looked at all of these and here are my thoughts.

    I love the location of Station Square but I was disappointed in some of the finishes. I felt that they "cheaped out" and made many of the units "apartment grade." Considering one bedrooms go for over $400K I thought all units should have come standard with hardwoods in the living/dining area and SS or at least black appliances. Knowing that one would need to go in and replace the appliances and carpet right off the bat in many of the units I have looked at automatically draws me away from the building. I do like that it isn't a large and "dormy" as 1021.

    1021 I think already has a glut of properties on the market and could over the coming months become a great place to snap up a deal for those looking to hold for a couple of years. The only thing I don't like about this building is how many renters are in the building. Renters tend not to be as "kind" to building amenities. Also since they are renting to a younger demographic there tend to be more occupants per unit than if the unit were owner cccupied. Simply based on the location and current amenities I think it is a good value for those looking for new and looking to stay for the next 5 yrs.

    I haven't been in the Odyssey, but the building has lots of great features. The only bad thing is there are no one bedrooms on the market!

    I just wasn't impressed with 1800. I also don't like that 1800 does not yet have a resident controlled condo board.

    I love the Continental and if you are willing to be in Ballston vs. Clarendon then it has some great units. I am concerned that values might continue to decline here considering there is so much current and future development in very close proximity. All of a suddent the snazzy high rise that is the gem of the neighborhood may become the so-so "old" building. It will be like Alta-Vista.

    I have not seen any units at the Hartford, so can't really comment other than awesome location.

    Yes, it's too bad Station Square didn't go all the way with the finishes like Lyon Hill did on Lee Highway that sits on the hill. They are gorgeous. Mercer and Wooster are very nice inside too but pricey.

    Yes lots of renters in 1021 from what I've heard which is a concern. Continental has many years before it's the old Alta Vista building. By the way, Alta Vista renvoated the common areas in the last year and it no longer seems like an insane asylum. I no longer have a tough time showing it to people as I used to dread going there. In fact it's a great money saver building since they cheered it up.

    Shoot me you addy and I'll set you up to receive notification of any new 1BR listings at Odyssey. Some are closing under $400,000. I closed on one for $370,000 this year. The client felt very good about that one. It's my story of how important it is for an agent to have smartphone these days to serve clients better since time is of the essence sometimes when doing contracts to avoid competing with other offers. Agents need to be able to handle contracts on the road in some instances....

    The same builder of Station Square is 2 months late on delivering Park at Courthouse. When I toured w/ a client last week they said they were purposely not attaching handles to the cabinets and drawers as "people usually like to choose their own style of fixtures." yeah right. Your builder is a cheapskate trying to save money and some of us are wondering if there really is going to be a delivery....The 2BR are not selling well...from what I've heard from the rep and seen in their price/info sheet. With another huge condo delivering late in 2008 across the street from Park at Courthouse I don't think it's a good investment for now. Lots of square footage though, but still I would not counsel my mom to buy there and that's my litmus test for giving advice.

    Do you have any idea how sales are going at Rosslyn's 2 newest condo towers: Turnberry Tower and Waterview? I vaguely remember reading a Post article where the developers said they were "confident" in the market for luxury condos (i.e. 0K+ studios)

    Great site, Jay. I'm trying to follow along here, but I'm a little confused ... you say you're going to write-up the top six older condos in a later post. But you finish this article by saying you're going to continue with reviews of Wooster/Mercer and Lyon Hill -- two relatively new projects, IIRC. Do you mean to say that W/M and Lyon Hill are kind of "the rest" from which "the 6 best" are taken, and you're going to review them even though they don't fall into the top 6? Or are you somehow putting them with the older(?) condos? I'm curious because I've visited both of those places in addition to many on your list, and would love to know how they did not make the cut. I'm thinking it has to be proximity to the subway (sorry, metro - out of towner here), but then again 1800 Wilson is only one block closer to the metro stop than W/M.

    Anyway before I keep rambling I just wanted to make sure you're saying what I think you're saying ...

    I meant for Wooster/Mercer & Lyon Hill that reviews for them would come later. If the post were just about quality construction, then both obviously would have been up there towards or at the top. I've toured both and love them.

    The Lyon Hill may only have 1 unit left, so people are a lot more likely (there are less than 10 units I believe) to come across other condos for sale in their pursuits.
    I have concern about how hypermodern Mercer/Wooster is from an investment perspective. And they are also expensive beside. I'm also concerned about their sales---they are guarding their numbers very well....

    They had said that phase 1 was sold out, and then I found out that phase one was for family and friends. That's seemed deceptive to me...labeling family and friends as phase one for marketing purposes. But it may be unintentional. No doubt it's a high quality product with much nicer finishes than the other condos offer, but I'm not sold on them as a safe investment yet compared with other condos.

    And I will say that I don't know everything...that's for sure. So maybe I'm wrong.

    I have the list of the top 6 older condos, but do not have the time to write in depth on them so I haven't posted yet. I may just throw up the list with no details if I don't get to post soon.

    I don't buy that at all. I have plenty of people that are only interested in garden style and "don't want to be in a high rise." And many others are open to all 3--garden, mid & high rise. Unless you're on a higher floor it doesn't matter if you're in a high rise when you're in basement.

    Hi Jay, great thoughts on the new bldgs in Arlington. Would love it if you could give me some feedback on one of my listings 1931cleveland.com (AR6507809) in the Cleveland House, compared to your older condos list.

    The under 400k market in North Arlington seems to be low on inventory, the owners of this have really made the place shine. But would love to get your feedback of this unit in the market.

    Ryan with another 2BR just having closed for $303,000 of the same size it puts you in a tough position even though yours has been renovated and upgraded a ton more. Still if my client was considering purchasing it, I'd be averse to them paying more than $315,000-320,000ish. I'd track trends at Adams House, Circle, etc. to see if there are any trends you can use to know where you stand better. It's definitely way overpriced right now from my opinion. I had a client buy 650 sq. ft. in the Odyssey for $370,000 this year. Good luck There may be a minibump going on right now in our Arlington condo market judging from the higher median sales price the past 2 months and much lower inventory than a year ago.

    what do you think about garden level apartments? I mean for resale, are they always harder to resell down the line?

    There are two types of condos in Station Square. The first is the "classic" which has the fugly white appliances (which every owner should have upgraded). They also have a few floors of lofts which have 10' concrete ceilingswith exposed pipes, a step up sleeping area, standard stainless steel kitchen package, only the closets have doors. Very very cool. The lofts are more expensive than the classic.

    I have viewed the Odyssey, Lyon Hill, and Wooster/Mercer Lofts and it’s not even close to which is most luxurious, pristine, and has the best quality. I'm referring to the Wooster/Mercer Lofts. Although I know they're priced from the 0's to the comment_body.4's (so I’m told), they present a high-end boutique feel that only Lyon Hill resembles. I do agree the 17 ft. high ceilings are very pricey per sq. ft., but the 10 ft. Lofts are the nicest spaces in all of Northern VA, agreed? Once the entire building is sold and settled, they will stand out at night when all lit up with the huge floor to ceiling windows. I have a friend who purchased there and is delighted with the quality and craftsmanship of the building. The Odyssey does have nice amenities but still has the feel of a high rise apartment. Lyon Hill is very nice especially since they've came off they're pricing towards the end a little but the location on top of Lee Highway could be more desirable. Jay, I enjoy reading your bog and opinions on the market because you’re involved with it everyday but I disagree with you regarding the Lofts at Wooster/Mercer. They present the most value around (being the closest to DC) and will definitely retain its value with the Waterfront and Turnberry coming down the street with smaller sq. footages and higher condo fees. Your thoughts?

    The main reason this area is able to keep their prices supported where others have seen prices drop with the development of new condos, is that there really arn't any other buildings in the area, some of the oldest are only 10 years old and even those are are the smaller side.

    We need more condos in Clarendon and DC in general!!!

    Sean, you make many good points. and you may be completely right about Wooster/Mercer. I honestly need to tour them again for a review as I'm a bit rusty on them. I remember that they were the most high end condos I'd ever been in. My concerns were with floorplans and prices. I'd like to have a better idea of how many units per week have been moving the last 2 months....

    The next building I'm hoping to write about in depth will be Phoenix at Clarendon Metro--aka Phoenx Condo. I spent a couple of hours there last week....
