Clarendon Park, Courthouse Hill, Bromptons and Highgate Townhouses in Arlington

Active luxury townhouse listings in Clarendon & Rosslyn area

 Recently in putting a townhouse under contract in Highgate--a luxury townhouse community in Rosslyn--I had to do some intense analysis of the luxury townhouse market that confirmed my perceptions.  The home was listed at $949,000 which was much lower than the previous sale in the tax records of $963,000 that the type-A classic powerhouse female realtor my senior slapped down in front of me in a face-to-face presentation of their counter offer.  She had the biggest rock on her hand I've ever seen in my life!

Just so you agents know who are reading this, when a realtor wants to present their counter to you in person they are going to try and sell you on their position.  They aren't coming to your office to deliver the contract on Arlington VA real estate because they have a servant heart.   I totally hope to get to work with her again because she is very good at what she does.  Much more pleasant to deal with a very good realtor than a mediocre one from my perspective.

Stats for Clarendon Park, Bromptons, Highgate and Courthouse Hill Townhouses

So here's what I found in making my client's case to the listing agent for Arlington Virginia real estate:

  • the bromptons at courthouse was selling $1,000,000+ in 2006 and are now closing for a net of $956,500 with one active for $899,900
  • the bromptons at clarendon sold for $1,150,000 back in the summer of 2006 and are now closing for $965,000-990,000 with an active listing at $965,000.
  • courthouse hill was selling for $915,000 in the summer of 2006 and most recently are closing at 871,000 with an end unit (2405 13th Ct N--my listing) under contract at $878,000 and an active listing for $850,000.  The one unit that countered that trend closed at  899,000 on Barton Street  which is still -$15,000.
As I put it to her, "It is regrettable that we do not have more recent comps at Highgate although there was a serious price drop on the larger model last week.  However a clear pattern is seen in the high end townhouse market and we hope you'll forward this to your wonderful client." 

So what's my point?  Clarendon Park is the safest and best investment for high end luxury townhouses in North Arlington as it is running counter to market trends in surrounding Clarendon & Courthouse, & Rosslyn townhouse communities.

General Info About the Clarendon Park Townhouses

Most of the Clarendon Park townhouses are on 11th Street N between Fillmore and Danville, conveniently located behind the Clarendon Starbucks.  It appears at first that the community was built with its own park on 11th Street towards which most of the units face.  However this is a public park owned by Arlington County--and one frequented by dog owners daily.  One of their neatest features is the deck on the 4th level outside of the upper level room.  It provides great skyline views and a peaceful setting for chilling out after the standard intense Washington DC real estate workday in which you arrived home 1 inch less wide from having had to squish onto the orange line metro at 5:30pm.  The bad news is that 1 inch will slowly expand back out by the time you wake up in the morning to get squished again....

Some of the homes have full baths on the upper level and others just a half bath.  And of course there is variety in the upgrades or custom renovations owners have done since they were built in 2002.  Perhaps the best feature of all and very rare for a townhouse is the porches many of Clarendon Park townhouses have in Arlington Virginia real estate.  The communities of Courthouse Hill, Bromptons of Clarendon, Bromptons of Courthouse & Highgate are great communities, but Clarendon Park is a step up for several reasons:
  1. rooftop decks
  2. huge park outside of their doors without having to mow the lawn
  3. very recently constructed
  4. very secure market values compared with surrounding townhouses that experienced a price correction
  5. front porches that almost no other townhouses offer (not all of them have this feature but at least half do)
And for what it's worth, Highgate came down for us $15,000 from their list price.  No too shabby from my client's perspective.
