Overpriced Clarendon Condos & Real Estate

    As I've pointed out in detail before (Arlington VA Condo Prices Must Come Down,) there are new kids on the block such as Odyssey and Clarendon 1021 for Arlington Virginia Condos that now offer large rooftop pools with great views of the monuments and Potomac, large exercise rooms (at least 3x larger than other condos) with multiple tv sets or private TVs on the equipment, granite countertops, wood floors and the like for $380-425,000. Yet some obstinate sellers with none of those features would like to sell their "luxury" condos for the same price just because they 1) used to be worth that much & 2) they are on the orange line. It should come as no surprise that 2 of the 5 are listed FSBOs. FSBOs, even though they are not paying a listing agent commission--nothing wrong with that--are known for usually overpricing their homes. The irony is that they often condemn realtors for being greedy--hilarious.... Perhaps the most egregious overpriced condo currently is this beauty in Ballston Park with no pool and no exercise room but you do get some stylin' yellow and blue paint that would make any realtor cringe as he/she brought in their buyer. While those colors schemes may beautiful in the eyes of owner, a purchaser off the street likely has different tastes as far as colors are concerned and therefore the paint merely represent hours of work to be done on the condo or $$$ to be spent modifying the colors to his/her likes or in the least neutralizing the colors of the unit. Bold colors like the blue below tend to be a bad idea when selling your home. And yes is also is a listed FSBO. Again nothing wrong with discount brokers and people endeavoring to save a buck. But being unreasonable/unrealistic (I'm speaking euphemistically of course so as to not get in trouble by my broker) or just plain stupid is such a waste of everybody's time and $$$$. When buyers and sellers are willing to respect market value from the beginning the marketplace is so much more pleasant and efficient.     Well I live in 1021 clarendon,and I never see such a small pool in my life and the fitness room is so small as well for 400 apartment and the condo fee is so high that is so ridiculous,and 1 bdr will go to 450k or a monthly rent will be $1900,but how long do you think this price will stay there when it's so much new condo building in the next few years for a cheaper price and even better amenities and designe????

    Laurent, go back to the blog and look at the latest round of overpriced condo listings. This list is waaaay old! When 1021 delivered and Odyssey it instantly depreciated the surrounding condos by $20-60,000 since they could no longer sell for the same price without those amenities. 1021 does not compare with Odyssey. 1021 has somewhat of a dorm feeling to it compared to Odyssey. But, Luarent, the fitness room at 1021 is MUCH bigger than most fitness rooms believe it or not. If I recall the one bedrooms are not usually selling for $450,000 anymore. Will have to check but I think the low $400s is more appropriate.
