

1. Pretend you’re trying to find/buy a condo on the orange line in Clarendon
2. Google “Arlington Virginia Condos” to start searching of course….
· Almost ALL buyers find & search for their homes on the internet...not the Sun Gazette newspaper (close to 90%), usually before calling a realtor
· Real estate ads in the newspapers that “high powered” listing agents use cost $300-500 a pop...yet that’s not how buyers search for homes
· 5% or less of homes sold were from newspaper ads, so why do “listing” agents spend all of YOUR $$$$ on those ads? The answer is so they can get your phone calls to list your property for 6%—waste of $$$.
· “Listing” agents sell homes in the 20th century...buyers find & purchase their homes in the 21st century.
· Who actually sells the home? The selling (buyer) agent!
· Excellent selling agent with a high traffic website to market your home gets FAR more exposure for your condo than a pricey ads in the paper and no 6% fee
3. Arrive at JustNewListings.com in slots #1 & 2 in google & others around 9-12 (my articles for overpriced Arlington condos at realestatewebmasters).
4. Put a video of your condo & clips of your neighbors saying why they like your condo on its homepage visited by 300+ unique visitors/day (mostly looking for condos in Arlington) in addition to the MLS and countless other methods I know using the internet and social marketing….TONS of exposure for less $$$$$$$

Would offering a buyer\\'s agent 2% (instead of the traditional 3%) materially impact traffic? With people searching MLS listings on their own, will it be found, or will the buyer\\'s agent steer their clients away (probably without explaining why)?
