Which MLS tool is best for empowering consumers to win at real estate in Northern Virginia such as Alexandria, Arlington, Fairfax and Springfield?  I tell people all the time you don't need me to find a home anymore...and I love it!  Probably 1/3 of the people I work with are in complete charge of which homes they want to go view; I show up with the keys.  Often though on the front end I can save a lot of time search wise by hearing what the customer has to say about their preferences for real estate, environment, and features.  Then I narrow it all down for them on the front end.

I've seen lots of them in my immersion in the world of real estate 2.0.  And believe it or not the one at the top menu bar that says "Search MLS" is not the best one for buyers to use.  Although it's better than the great majority of MLS tools out there.

The superior tool is Home Buyer Scouting Report.  Most of my customers (people who use the MLS tool on my menu bar) that get serious about buying a home who try home buyer scouting report LOVE IT and make it their #1 tool for finding a home.  Keep in mind that customers are different than clients.  I may write about that another time....But if you want to find a home the tool below is the one I recommend using by far....And I've made a short video of its features below.  It works for searching the Alexandria VA MLS, Springfield Virginia MLS, Fairfax VA and of course Arlington VA in Clarendon, Rosslyn, etc.


Here are some of the features of Home Buyer Scouting Report:
  • photos--view all the photos listings without
    having to open up the details of that listing and then doing a backpage over and over. Excellent
    time saver compared to other MLS systems!

  • solds--pull up recently sold
    homes from the last 3, 6 or 9 months around a listing. Now you have a lot of the market data the realtor has!
  • notepad--take notes on specific listing in your folder to refer to later. Also your partner can view those notes or add comments/replies to your notes on that listing (great for very busy couples)
  • demographics--instantly get lots of demographics on a neighborhood at click of a button of any listing that catches your
    eye
  • tracking--track specific listings in a notebook online. Note changes in price of that listing, monitor the sold price or when photos are added to specific listings. Great for grasping the market. You see a home listed for $550,000. "Is it really worth that much? I love the neighborhood and schools." Well track it and find out what happens. Or shoot me an email & I'll tell you in 24 hours or less.
  • mapping--superior directional tools for each
    listing so you can find it easier
  • restaurants/schools/etc.--view various button options such as restaurants around any particular listing

 In setting up your home buyer scouting report it's easiest to just send me a note via the contact button at top of page about who you are and what you want and where you think you want it.  Any input on some price ranges is good too.  That way instead of your filling out the form of home buyer scouting report I can narrow it all down for you in the first place.  For example if you are interested in Springfield Virginia real estate but only on the North side I would set it up for only listings for 22151.   Or if you need walk to the metro and prefer the orange line I'll narrow it down to 22201, 22203, 22209.  Other variables can be parking, levels, baths, etc.  Look forward to hearing from you....Keep in mind the process still stays rather hands-off--it's just the business model that I think works for today's consumers.

I love researching local real estate and have been looking for a good tool. Can you grant me access to the tool so that I may search on my own. If prices have dropped enough my fiance and I are interested in a house.
