Sellers, don't hire amatuers to sell your Clarendon Condo

I was mega busy and did not respond for a good 5 days which is a no no in the Web 2.0 world of Arlington real estate. Juggling several contracts, an out of town buyer, flat tire, continuing ed, taxes and 3 soon to be 4 kids can do that to you
Days later I see the condo listed by another real estate agent. That's not the end of the world on my end, but I do feel badly for the seller.
Selling Your Arlington Condo--the Good, the Bad & the Ugly
Here are some tips for selecting an agent to sell your condo in Arlington--especially in the clarendon, ballston, courthouse and rosslyn areas.
- pretend you're the buyer. What's your first step in all likelihood in finding a condo. There's a good chance you' google something to the effect of "arlington virginia condos" or "arlington condos clarendon" Now wouldn't it be nice to have your condo at the top those pages of the google results so that buyers find your condo and its specs/virtual tour immediately without even having to login into the MLS???

- hire an agent who actually gives a rip about showing your home off in its best light. Look at the photos of that 1800 Wilson condo. And here is another example of a virtual tour:
- Does that look light the agent took up a lot of time/effort in making sure excellent photos got posted of the home? No that's absolutely pathetic and mediocre photography people. Why hire and agent and pay them $$$$ for such crummy work??? I don't get it. My friends, always pursue excellence--especially in selling your home and that includes taking the time to hire the right real estate consultant.

Anybody can throw up a listing
I call those agents who do as much "data entry agents". True listings practicing real estate 2.0 will get you the best $$$ for your home--not a throw up agent. When I search for your home do I find it outside the MLS? Let's face it people look online for Clarendon & Arlington condos far more than silly photos in a newspaper. And many buyers are from out of town without the local papers to look at.....And if only 5% of homes sales occur from newspaper ads why would one pay out the nose for them when that $$$ could be spent where today's buyers are searching?If this post seems a bit rantish forgive me. I actually care about homeowners and hate to see anybody get the shaft. There are several excellent condo agents out there such as myself and when selling a condo one should utilize the niche specialist for your home. It's that simple.

Do you think a 1 bedroom at West Village will go for $240 or less? Also, just out of curiousity, what is a good rent at The Grove for a 2 bedroom, 1 bathroom.

Hello, I bought a condo at the grove at arlington ridge. My husband is active duty army and we are due to move in April. Do you have any advice on tyring to sell our condo without taking a huge hit?
