A bomb of sorts just hit the orange line  Arlington VA condo market.  It's called 1800 WILSON condominium.  Many owners just lost $25,000+ instantly....The good news it's somewhat temporary and only affects knowledgeable buyers so that leaves a  LOT of buyers left for you to sell your condo at the price you had been thinking.  For those buyers "in the know", they will not pay the same for your orange line condo for awhile.  Why?  Because 1800 WILSON condominium just delivered with 25 more units to sell.  Probably many of those are from freaked out investors who backed…

Recently I received a request for a CMA (competitive market analysis) for a condo in Arlington Virginia.  I was mega busy and did not respond for a good 5 days which is a no no in the Web 2.0 world of Arlington real estate.  Juggling several contracts, an out of town buyer, flat tire, continuing ed, taxes and 3 soon to be 4 kids can do that to you  Days later I see the condo listed by another real estate agent.  That's not the end of the world on my end, but I do feel badly for the seller.

Phoenix at Clarendon Metro Condo Delivers Big Time

After spending a couple of hours at The Phoenix at Clarendon Metro condo I must say it is an impressive condominium.  The Phoenix Condo is shaking things up because it is better than most of the new buildings out there.  Just like 1800 Wilson--a building I liked--which is down to their last 8 2BR units, it will sell consistently through the Spring 2008 and then they'll be all gone.

Top 12 Condos on the Orange Line Metro in Arlington VA

Have you ever tried to come up with a top 5, top 10 or top 25 list?  It's brutal!#!#!@!  It will drive you crazy   I can assure you.  Once you have your picks for whatever list you are constructing you then have to rank them and you go through through the mental triathlon again.  At the end of each year it seems like lots of lists come out that use the formula "Top 10 Xs of 2007" or the "Funniest Yx of 2007" or the "Worst 10 Zs of 2007".  And once in awhile you hear about the "Greatest 100 Rock 'n' Roll Songs of All Time".  Whoever has time to rank those 100 songs must have a boring life to say the least.  I can hardly rank my top 5 movies.

Market Values for Condos in Arlington VA

I've noticed in the last 2 weeks the emergence of a new market value for 1 bedroom condos in Arlington VA on the orange line in Clarendon, Ballston & Courthouse.  What used to be in the low $400,000s may now be worth in the upper $300,000s.  Here are some recent Arlington condo listings--some of them in my favorite buildings such as Continental, Odyssey and 1800 Wilson.



What is interesting is that 2 of them are in Odyssey--in my opinion the premier condo of Arlington VA on the orange line.  Another is in Continental and 1800 Wilson and Clarendon 1021.  These are cutting edge communities and for 4 listings to come out recently under $400,000 in these buildings could be a sign of what I'm expecting--a…
