Disappearing Views for Top Arlington Condos in Clarendon & Ballston
I just went under contract on a 2/2 1150 sq ft condo on the 16th floor in Continental condo in Arlington VA. One of the issues was the soon to be constructed retail/office buildings across the street. How high would they be--2 office buildings replacing the Bob Peck Chevrolet & Staples buildings? Would the buyer's view be obstructed? We encountered same question at Station Square condo for sale as well with several new buildings well under way so that many units there were also losing their views. These are the types of questions you want to get your own answers for--that is for sure.

Media Predicts 25% Decrease in Arlington Virginia Home Values?
Once in awhile I get so frustrated about the lack of either forthrightness, common sense or expertise demonstrated by various real estate media sources both locally and nationally. A classic example recently came out in this article in BusinessWeek titled Housing Meltdown.
It stated that housing prices would come down 25% with some of their sources claiming up to 40%. Nowhere in the article is any strong point for how hyperlocal real estate is including Arlington real estate for sale. Such stories are in essence fear mongering & hype when no disclaimers or explanations are given for how the story has almost nothing to do with any particular reader's local real estate market. …

More Overpriced Condos in Arlington VA
Yes it's time for another look at the latest and greatest overpriced condos in Arlington along the metro at Clarendon, Rosslyn & Ballston. I usually lump Courthouse into Clarendon to save ink for what's it's worth. Literally I get asked about when is my new list coming out. I just get so busy with business & life and sometimes these articles can take 4+ hours to research and write. So once in awhile I write them. I keep writing the series for several reasons. One reason is to keep myself sharp on the market place. I like to be able to know off the top of my head when I'm showing condos to my clients…

Townhouse Price Trends for Clarendon, Rosslyn, Courthouse -- Highgate, Clarendon Park and Bromptons

#Highgate-townhouses#
With the bombardment of the negative real estate news by the media it is hard for consumers to have perspective on the housing market in any area including the Arlington markets in Clarendon, Rosslyn & Courthouse. Whether it be houses for sale, condos or townhouses it's difficult to have perspective. It's harder still to not be freaked out as a buyer.
Interestingly enough from looking at median sold prices for detached homes the past 4 months in Arlington (Fall 2007) they tend to be about 10% higher each month than back in 2006--not too shabby. However each type of home--detached, condominium and townhouse--have to be analyzed separately and even narrowed down to the zip codes. That's how hyperlocal real estate is in…

Phoenix at Clarendon Metro Condo Delivers Big Time
[note--if you're interested in viewing this building contact me asap and read this article Don't Be a Floater--Buyer Loses $40,000]
After spending a couple of hours at The Phoenix at Clarendon Metro condo I must say it is an impressive condominium. The Phoenix Condo is shaking things up because it is better than most of the new buildings out there. Just like 1800 Wilson--a building I liked--which is down to their last 8 2BR units, it will sell consistently through the Spring 2008 and then they'll be all gone.

I'm putting it as my #2 favorite condo now right behind Odyssey. It has some great features lacking by most buildings including its own Clarendon post…

Phoenix Condo Drama in Clarendon Continues. Is This Opportunity???
Early purchasers in the Phoenix Condo contacted me several months ago with complaints about prices and quality of construction and now about half are trying to get out of their contracts. The original article on this subject after several owners reached out to me for advice on extricating themselves from their contracts while not forfeiting their initial 5% deposits of $20,000+ is here: Sun Sets on the Phoenix Condo at Noon.
At that time the buyer referred to below, Joetta, had written me a long email to post that I later removed by the request of she and her attorney. Here's the most recent update on it from this article in the Washington Business…

Arlington County Real Estate Sales Figures
The quarterly reports are for real estate in Arlington, VA. What do they tell us? 1) real Estate is local 2) the market is humming along strongly with a lot more transactions than 2006. Generally the median sold price has been down about 7% for the county most of the year. This graph shows the orange line (2007) below the blue line (2006) almost all year.
Here are the numbers for median sold price since March compared witha a year ago: March - 0.02 %, April - 7.62 %, May - 8.23 %, June - 6.64 %, July +10.75 %. I put more faith in a block of months such as a quarter versus one month such as what happened in…

[a new overpriced condo listing got emailed to me by my good friend Frank of FranklyRealty.com who is one of smartest realtors I know out there--of course I'm the smartest realtor of all though
since a good portion of my readers don't realize that's what I am. He pointed out a 1BR listing at $499,000 in Clarendon 1021 with 780 square feet #919. So it's number 8 below on the overpriced condo list. Anytime any of you are suspicious of overpriced condos send them in and I'll check them out when I can or write me directly. They have to be very overpriced…
