The Arlington County Real Estate Market May-August 2008

So what is the latest and the greatest concerning the Arlington real estate markets in terms of homes sales, sold prices and inventory?  Let's take a look.  Some of you may have been wondering why I haven't posted for so long so I'll use bullets to answer that.

"What the heck is a short sale?" is a question many buyers, sellers, lenders and REALTORS are trying to figure out these days.  It's the wild, wild west of northern virginia real estate or Arlington real estate where any party can just throw up a listing calling it a "short sale" and then make up the rules from there.   I was involved with 3 short sale situations today with different clients.  So what is the difference between a regular sale and a short sale?

Arlington County Real Estate Sales Figures

The quarterly reports are for real estate in Arlington, VA.  What do they tell us?  1) real Estate is local 2) the market is humming along strongly with a lot more transactions than 2006.  Generally the median sold price has been down about 7% for the county most of the year.  This graph shows the orange line (2007) below the blue line (2006) almost all year. 

Here are the numbers for median sold price since March compared witha a year ago:  March - 0.02 %, April - 7.62 %, May - 8.23 %, June - 6.64 %, July +10.75 %.  I put more faith in a block of months such as a quarter versus one month such as what happened in…

The Many Woes of Phoenix condo in Clarendon Village of Arlington VA

As I spent 22 years growing up in a swimming pool in Phoenix I've been looking forward to the delivery of The Phoenix condo for awhile.  While on vacation in July a soon to be owner in the Phoenix Condo at Clarendon Metro emailed asking me if he should take his condo or walk away from his deposit.  Then I got home and another soon to be owner who was scheduled to close the following week called me with the same question.  And he had $24,000 on the table that he was prepared to walk away from.  So persons involved (i.e. those who have put down deposits back when they were sold)  are saying there are serious issues there regarding closings, legal action, appraisals, etc. at The…
