2010 Northern Virginia Real Estate Market Goes Wild

 

 

Northern Virginia real estate data for Fairfax, Arlington, Clifton, Alexandria, Falls Church and Vienna

The big picture on Northern Virginia market are the following:

  • months supply is down another 11% to 3.94 months--crazy low! 
Below 5 or 6 and the market is unbalanced.  That is why there are so many multiple offer scenarios when writing contracts to purchase northern virginia homes for sale in Fairfax county area and beyond
  •  DOM (days on market) is down 47%.

It takes about half as long to sell a home than it did a year ago.

  • median sales price is up 7.73% and average sales price is up 10.43% for the area

The Arlington County Real Estate Market May-August 2008

So what is the latest and the greatest concerning the Arlington real estate markets in terms of homes sales, sold prices and inventory?  Let's take a look.  Some of you may have been wondering why I haven't posted for so long so I'll use bullets to answer that.

Arlington VA Sold Prices for Spring 2008 vs 2007

Media Predicts 25% Decrease in Arlington Virginia Home Values?

Once in awhile I get so frustrated about the lack of either forthrightness, common sense or expertise demonstrated by various real estate media sources both locally and nationally.  A classic example recently came out in this article in BusinessWeek titled Housing Meltdown.

business week real estate meltdown    It stated that housing prices would come down 25% with some of their sources claiming up to 40%.  Nowhere in the article is any strong point for how hyperlocal real estate is including Arlington real estate for sale.  Such stories are in essence fear mongering & hype when no disclaimers or explanations are given for how the story has almost nothing to do with any particular reader's local real estate market.  …

With the bombardment of the negative real estate news by the media it is hard for consumers to have perspective on the housing market in any area including the Arlington markets in Clarendon, Rosslyn & Courthouse.  Whether it be houses for sale, condos or townhouses it's difficult to have perspective.  It's harder still to not be freaked out as a buyer.

Interestingly enough from looking at median sold prices for detached homes the past 4 months in Arlington (Fall 2007) they tend to be about 10% higher each month than back in 2006--not too shabby.  However each type of home--detached, condominium and townhouse--have to be analyzed separately and even narrowed down to the zip codes.  That's how hyperlocal real estate is in…


Arlington VA Real Estate & Clarendon -- Equilibrium?

For Arlington VA real estate 2006 was a year when buyers and sellers did not get along.  Hence there were 12% fewer transactions in 2006 versus 2005 for Arlington County real estate.  Of course with prices so high fewer transactions was probably to be expected.  Average list price was 3% higher in 2006 as well, however the median sales price was down 3%. That's a sign something the buyers and sellers were having "issues".

What is interesting to note that by January 2007 versus January 2006, the average list price tumbled 13% from $615,771 down to $533,556.  Of course the reason that the median sales price was down only 3% is that the stats had yet to reflect the true (lower )…

Arlington Condos0043 I noticed many listings had disappeared for which I had found new buyers in the past 2 months. Sure enough the latest data is out and the inventory of Arlington Virginia Condos is almost back to normal from a year ago. That means our inventory correction took a year. Pretty fast correction it seems. The doomsayers in the media who predicted another 20% decline this year in home values across the board are pathetic but make their $$$$ or earn their time in the spotlight through hype and fear-mongering. We went from about 320 condo listings to over 700 and are back where we started. Demand will be high this year since so many 2006 purchaser have yet to buy, but I don't know that condos will appreciate much. However now that they corrected in 2006…
