Quick Summary of Market Data for 2009 Arlington Homes Sales

• # of transactions up dramatically Oct-Nov
• DOM -- days on market down significantly for Arlington condos and homes for sale
• # of active listings--inventory--drops significantly
• all equals robust market to finish out 2009
• average sale price as a percentage of list price jumped from 92-95% meaning the buyers and sellers are on the same page now more than ever the past few years on the value of the homes for sale

I thought I'd try to get a quickie market report while I have the chance.  Expecting a baby any day and have been working domestic front 100% as of late while trying to do the same on the real estate side as well.  As you can imagine it cannot be done   Ironically enough I wrote 2 contracts this week--both at a high class Dairy Queen I'm proud to announce.  But what's better than wrapping up paperwork than enjoying some custom Blizzards paid for by your Virginia real estate consultant?

Media Predicts 25% Decrease in Arlington Virginia Home Values?

Once in awhile I get so frustrated about the lack of either forthrightness, common sense or expertise demonstrated by various real estate media sources both locally and nationally.  A classic example recently came out in this article in BusinessWeek titled Housing Meltdown.

    It stated that housing prices would come down 25% with some of their sources claiming up to 40%.  Nowhere in the article is any strong point for how hyperlocal real estate is including Arlington real estate for sale.  Such stories are in essence fear mongering & hype when no disclaimers or explanations are given for how the story has almost nothing to do with any particular reader's local real estate market.  …

Which MLS tool is best for empowering consumers to win at real estate in Northern Virginia such as Alexandria, Arlington, Fairfax and Springfield?  I tell people all the time you don't need me to find a home anymore...and I love it!  Probably 1/3 of the people I work with are in complete charge of which homes they want to go view; I show up with the keys.  Often though on the front end I can save a lot of time search wise by hearing what the customer has to say about their preferences for real estate, environment, and features.  Then I narrow it all down for them on the front end.

With the bombardment of the negative real estate news by the media it is hard for consumers to have perspective on the housing market in any area including the Arlington markets in Clarendon, Rosslyn & Courthouse.  Whether it be houses for sale, condos or townhouses it's difficult to have perspective.  It's harder still to not be freaked out as a buyer.

 

Interestingly enough from looking at median sold prices for detached homes the past 4 months in Arlington (Fall 2007) they tend to be about 10% higher each month than back in 2006--not too shabby.  However each type of home--detached, condominium and townhouse--have to be analyzed separately and even narrowed down to the zip codes.  That's how hyperlocal real estate is in…

Arlington County Real Estate Sales Figures

The quarterly reports are for real estate in Arlington, VA.  What do they tell us?  1) real Estate is local 2) the market is humming along strongly with a lot more transactions than 2006.  Generally the median sold price has been down about 7% for the county most of the year.  This graph shows the orange line (2007) below the blue line (2006) almost all year. 

Here are the numbers for median sold price since March compared witha a year ago:  March - 0.02 %, April - 7.62 %, May - 8.23 %, June - 6.64 %, July +10.75 %.  I put more faith in a block of months such as a quarter versus one month such as what happened in…

Market Values for Condos in Arlington VA

I've noticed in the last 2 weeks the emergence of a new market value for 1 bedroom condos in Arlington VA on the orange line in Clarendon, Ballston & Courthouse.  What used to be in the low $400,000s may now be worth in the upper $300,000s.  Here are some recent Arlington condo listings--some of them in my favorite buildings such as Continental, Odyssey and 1800 Wilson.



What is interesting is that 2 of them are in Odyssey--in my opinion the premier condo of Arlington VA on the orange line.  Another is in Continental and 1800 Wilson and Clarendon 1021.  These are cutting edge communities and for 4 listings to come out recently under $400,000 in these buildings could be a sign of what I'm expecting--a…
