Inventory for Clarendon and Ballston Condos in Arlington Virginia Dries Up
The inventory for the more sought after Clarendon condos for sale has dried up to the point of it being a surreal experience for a buyer agent or buyer in the marketplace. It is crazy frustrating if you're looking to buy now on the orange line and are shooting for any "good" condo especially for the more sought after buildings. I work mostly with buyers and half of that are Clarendon area condos; I've never seen such low inventory before that I can recall.

Awesome Map and Icon Based Crime Reports for Arlington Virginia Real Estate
I came across an amazing resource for buyers wanting to know about crime in a particular neighborhood or area of the Arlington Virginia. I found it at what may be the best Arlington Virginia inside news story blog call Arlnow. The crime reports of any area are to be found here: Arlington Virginia crime reports.
One neat feature is that it uses google maps and icons for a quick understanding of what the crime was.
One thing that always struck me is that crime happens everywhere in any city; it is not reserved for "those" areas but happens in the "affluent" zips as well.

Yes it's time for another installment of the overpriced condo series. I have a feeling there will never be a lack of Arlington condos about which to write. Homeowners tend to be naturally prone to this disorder--OCD--overpriced condo disorder. Perhaps that will be our new term as an amateur review just placed this blog at #41 on the most popular real estate blogs in the country. Not too bad considering there are thousands of them now. Media Predicts 25% Decrease in Arlington Virginia Home Values?
Once in awhile I get so frustrated about the lack of either forthrightness, common sense or expertise demonstrated by various real estate media sources both locally and nationally. A classic example recently came out in this article in BusinessWeek titled Housing Meltdown.
It stated that housing prices would come down 25% with some of their sources claiming up to 40%. Nowhere in the article is any strong point for how hyperlocal real estate is including Arlington real estate for sale. Such stories are in essence fear mongering & hype when no disclaimers or explanations are given for how the story has almost nothing to do with any particular reader's local real estate market. …

With the bombardment of the negative real estate news by the media it is hard for consumers to have perspective on the housing market in any area including the Arlington markets in Clarendon, Rosslyn & Courthouse. Whether it be houses for sale, condos or townhouses it's difficult to have perspective. It's harder still to not be freaked out as a buyer.
Interestingly enough from looking at median sold prices for detached homes the past 4 months in Arlington (Fall 2007) they tend to be about 10% higher each month than back in 2006--not too shabby. However each type of home--detached, condominium and townhouse--have to be analyzed separately and even narrowed down to the zip codes. That's how hyperlocal real estate is in…
