The inventory for the more sought after Clarendon condos for sale has dried up to the point of it being a surreal experience for a buyer agent or buyer in the marketplace. It is crazy frustrating if you're looking to buy now on the orange line and are shooting for any "good" condo especially for the more sought after buildings. They go out on their own and buy real estate directly from the builder or through the listing agent instead of having an excellent real estate consultant on their side to protect them financially, negotiate the price down and help them avoid big mistakes. That's the job of a selling agent which is the technical name of the buyer agent. We don't sell real estate--at least the good ones don't. My understanding is that the sales contract used to comprise all of 2 pages; now the contract is usually 23+ pages. Got to love it! ![]()
6. Paragraph 10B covers the appraisal contingency in the contract. A few years ago this was often crossed out to make contracts more appealing to Sellers when competing against 3-18 other contracts. Yes I came across 18 offers once back in 2004. It was nutz!

Yes it's time for another installment of the overpriced condo series. I have a feeling there will never be a lack of Arlington condos about which to write. Homeowners tend to be naturally prone to this disorder--OCD--overpriced condo disorder.
