2010 Northern Virginia Real Estate Market Goes Wild

 

 

Northern Virginia real estate data for Fairfax, Arlington, Clifton, Alexandria, Falls Church and Vienna

The big picture on Northern Virginia market are the following:

• months supply is down another 11% to 3.94 months--crazy low! 

Below 5 or 6 and the market is unbalanced.  That is why there are so many multiple offer scenarios when writing contracts to purchase northern virginia homes for sale in Fairfax county area and beyond

•  DOM (days on market) is down 47%.

It takes about half as long to sell a home than it did a year ago.

• median sales price is up 7.73% and average sales price is up 10.43% for the area

Northern Virginia Real Estate Market -- Big Drops Inventory and Increases in Sales

So with all the economic and health care drama going on how about we focus on northern virginia homes for sale news and trendz!!!!!!!!!!    Let's look at big picture for the Northern Virginia real estate market in terms of prices, inventory, days on market and trends--the overall health of our market.  I'll get more specific about Arlington real estate in another post.  As my team is on the front lines of real estate selling about 45 homes by the end of this year I have my finger on the pulse on the market--the challenge is finding time to write about it....I'm confident my team will do 75 transactions in 2010.

Foreclosure Supply Quickly Decreases in Northern Virginia in Prince William, Fairfax & Loudon County

I've had a lot of people in interested in foreclosures the past 6 months.  Often people ask me about them when looking for Clarendon real estate and I have to tell them sorry, but they are few and far between on the orange line.  When you compare Arlington to other counties in terms of the # of foreclosures as a percentage of the inventory it's amazing how Arlington VA in practically foreclosure free in comparison.

In the past 18 months real estate in Washington DC metro and Northern Virginia went from 87th out of top 100 metropolitan markets up to #22.  So the area ended up with nearly 16,000 foreclosures listings.  Like everything though…

The inventory of single family homes for Fairfax Virginia real estate doubled in a short few months during the 1st half of 2006. That was tough for sellers who saw their homes priced at what in their experience was market value languish for months on end never sell after consecutive price drops. Well inventory has almost come back to normal--much of sold although a lot of perhaps was just withdrawn till 2007. However the prices are lower now by about 5% and therefore buyers and sellers should get along better this year. There will be a lot more transactions than 2006 as so many people did not buy yet, and so many homes did not sell yet. But buyers and sellers have come much closer together in their expectations.
