Disappearing Views for Top Arlington Condos in Clarendon & Ballston
I just went under contract on a 2/2 1150 sq ft condo on the 16th floor in Continental condo in Arlington VA. One of the issues was the soon to be constructed retail/office buildings across the street. How high would they be--2 office buildings replacing the Bob Peck Chevrolet & Staples buildings? Would the buyer's view be obstructed? We encountered same question at Station Square condo for sale as well with several new buildings well under way so that many units there were also losing their views. These are the types of questions you want to get your own answers for--that is for sure.

Top 12 Condos on the Orange Line Metro in Arlington VA
Have you ever tried to come up with a top 5, top 10 or top 25 list? It's brutal!#!#!@! It will drive you crazy
I can assure you. Once you have your picks for whatever list you are constructing you then have to rank them and you go through through the mental triathlon again. At the end of each year it seems like lots of lists come out that use the formula "Top 10 Xs of 2007" or the "Funniest Yx of 2007" or the "Worst 10 Zs of 2007". And once in awhile you hear about the "Greatest 100 Rock 'n' Roll Songs of All Time". Whoever has time to rank those 100 songs must have a boring life to say the least. I can hardly rank my top 5 movies.
I'm finding so little time to blog anymore so that…

[a new overpriced condo listing got emailed to me by my good friend Frank of FranklyRealty.com who is one of smartest realtors I know out there--of course I'm the smartest realtor of all though
since a good portion of my readers don't realize that's what I am. He pointed out a 1BR listing at $499,000 in Clarendon 1021 with 780 square feet #919. So it's number 8 below on the overpriced condo list. Anytime any of you are suspicious of overpriced condos send them in and I'll check them out when I can or write me directly. They have to be very overpriced…
Latest Round of Overpriced Condos in Arlington -- Clarendon & Ballston

It's time for a whole new round of overpriced Arlington Virginia Condos in Clarendon & Ballston. Orange liners have a knack for living in the past in terms of the values of their homes. Yes there were some crazy-A glory days where you could list that condo and have at least 5 offers coming in all with escalation clauses bidding it up. It was a brutal market. It led to my article on How to Win Against Mulitple Offers.
But now we have a corrected market with equilibrium. The demand is high, but the seller now has to be reasonable, i.e. price close to market value. The reason demand is high is because Clarendon is the hottest market in Northern Virginia Real Estate. Back in Nov. 2006 when the rest of Northern Virginia was experiencing 20% fewer…
