For several years Fairfax County real estate which includes Reston real estate, Annandale real estate, etc., has enjoyed appreciation of 20% or more, and now you can view the Fairfax County MLS.  What is the reason for the rapid appreciation the past few years?  The answer is new jobs.  For example, in July/August of 2005 8,740 new jobs were added to the payrolls of Fairfax County MLS causing the unemployment rate to drop to 2.6%.  Now do you think there were that many new homes built in the area in those 2 months?  Of course not.  Just for 2005 53,000 new jobs were created in Northern Virginia.  The bottom line is too many new people moving here and not enough homes. 

Okay all that is old news.  Here's a quick update for real estate in Fairfax County in VA.  The median sold price of homes for sale in the area is down about 18% in 2008 versus 2007.  However simultaneously the number of transactions is higher meaning that buyers and sellers are probably on the same page now and have agreed on market values.  So one would think those values would now hold strong for fairfax county homes for sale in northern Virginia.  For more detailed market reports go to the Arlington  blog in the menu bar where market reports are regularly posted for the area.

Fairfax county is the most populated county of Virginia.  It has a higher population than at least 7 other states.  And since the 2000 census that documented that stat 10,000s of people have moved into the county in the past few years.  In 2001 the median household income was $85,000 but has gone up significantly in last few years as well.  The Fairfax county school system is the largest in Virginia and approximately 53% of each county tax dollar goes to schools.  The county is one of just 29 counties in the United State out of some 32,000 that has 3 triple A bond credit ratings. 
The area has fewer police officers per 1000 residents than any other suburban area, all the while having one of the lowest costs per capita in the DC metro area.  Fairfax county offers 21,000 acres of public parkland that offer a huge variety of nature environments, trails for walking/jogging/strolling, and sports programs.  And the public library system was recently ranked as one of the top ten library systems in America with 21 branches receiving over 5,000,000 visits last year.
