Keep in mind the company that provides this research on the market just started collecting the data in May-ish 2007 so until there is a full year of data/numbers on Rosslyn real estate & townhouses, just look at the numbers since July to have a better idea the data.  All the variables started at 0 in May so ignore those 1st few months.  Double click on the graph for a more detailed look at condo versus townhouse---just send your question in via email after double clicking and some specs will be emailed to you about the Rosslyn and orange line markets.  But state your specific interest if you do send in the question.

Prices for Rosslyn real estate were 18.5% higher in the second quarter of 2006 versus 2005.  The number of homes sold dropped some 49% which is amazing.  What happened is that owners/seller refused to acknowledge that a price correction occurred since the summer peak of 2005.  Thus the homes listed sat there with buyers unwilling to pay the "old" price of these condos and townhouses in Rosslyn VA.  The number of homes on the market in Arlington went from 937 to 1732.  Again much of this was due to investors bailing on their investments and people rushing their home to market early due to fears (please see What Happened to the Fall Market in the Arlington real estate blog).

The  strong economy here with unemployment in Arlington dropping down to 2.1% will carry us through the price correction that has occurred.  All of this is great news for buyers today who get their homes for lower cost than last year.  The question is whether the correction is over.  The answer is that it can only be determined on case by case basis.  If units have been selling consistenly for the same price since the Spring/Summer/Fall of 2006, chances are the prices have stabilized.

General Information about Rosslyn, Nightlife and Restaurants Condos

 

Traveling east on Metrorail's Orange Line, Rosslyn VA is the last stop before entering Washington, D.C., and this urban village really has an urban feel. Skyscrapers stretch up as much as 300 feet, the tallest in Arlington County, and are bested only by the Washington Monument across the river. Nationally known companies like Price Waterhouse Coopers and the Boeing Company make Rosslyn an important business destination, and the legions of suited employees on the streets at rush hour attest to the area's commercial vibrancy.

Rosslyn VA is also a key tourist destination, serving as a base for many visitors to the Washington, D.C. area. The presence of major hotel chains such as Marriott and Hyatt welcome and accommodate tourists, whether they're here to check out the sites in Arlington, the museums across the river, or just enjoy Rosslyn's amazing view of the capital of the free world.

In addition to being Arlington's closest urban village to the Potomac River and the District, Rosslyn VA itself offers some of the nicer perks of city life. Sculpture by noteworthy artists are nestled among the towering buildings, and the Rosslyn Spectrum Theatre (which doubles as a conference center by day) provides area fun-seekers with cabaret concerts by Broadway performers, an annual independent film festival, and everything in between. Rosslyn VA also is treated to an annual jazz festival each September, featuring nationally known artists.

Culture isn't the only thing on the rise in Rosslyn VA, as the area is also adding some nightlife to its mix of commercial and cityscape. The Quarterdeck and Chelsea's are some of the more popular bars in the area, and they provide fun local alternatives to the other established nightlife neighborhoods, which can easily be reached by the extensive public transportation in the area. Shopping also got a lift in the last year with the opening of the Rosslyn branch of Olsson's Books and Music.

Even public transportation serving the area was recently upgraded with the addition of the Georgetown Metro Connection. This bus service connects Rosslyn to Georgetown, Foggy Bottom, and Dupont Circle every 10 minutes, and adds to Rosslyn VA already great Metrorail (2 lines) and Metrobus (6 lines) service.

It makes perfect sense then, that with the increased culture, nightlife, and accessibility, Rosslyn is also becoming more and more attractive as a residential destination too. New apartment buildings like the Dakota condominiums and the Gallery at Rosslyn VA are two of the finer examples of Rosslyn's urban-style domiciles. Not content with being a great area to work, play, and shop, Rosslyn VA is also showing itself as a great place to live.
